Application Process

Rental eligibility is based on income, employment verification, rental history and credit history.  All of these are considered during our screening process.   Please see above FAQ regarding ESA’s and PSA’s

Each person age 18 and older must submit a completed application and pay a processing fee of $15 to be considered for a property.  This fee is non-refundable that is why we ask each applicant to view a property prior to paying this fee.

Applicants must submit their two most recent pay stubs, checking accounts or any other documentation showing how they receive their income.  (Child support/spousal support court documents, Social Security acceptance letter, 2 previous years tax return if you own your own business, etc.)

Application processing usually takes 3-5 business days.  The time is based on how easily we can verify information, tenant references, etc.

Application approval is not based on ‘first come basis’.

If you submit an incomplete application, it will not be considered until we have all the information required.

All move in funds (first month’s rent plus deposit) must be in the form of a cashier’s check or money order.  NO personal checks, credit cards, or cash.  It also has to be paid in full at the time you sign your contract unless advertised otherwise.

Tenant must be prepared to bring in the full deposit upon application acceptance and take possession of the property within two weeks of acceptance unless advertised otherwise.
